When a permit is required
Permit triggers and exempt work for Live Oak
Permits are required for most home improvements and structural work including additions, removals, re-roofing, room changes, patios, decks, pools and spas, electrical, mechanical, and plumbing work, remodeling, and signs. Permits must be issued before work begins.
- Exempt Detached accessory structures for tools, storage, or playhouse-type use that are 120 square feet or less, within code limits.
- Exempt Painting, papering, carpeting, flooring, and similar finish work.
- Exempt Fences not over 6 feet high.
Note: Even exempt projects can require separate electrical, plumbing, or mechanical permits. Planning approval may still be needed for some work.
- Permit application form
- Three sets of plans for most new buildings, remodels, and additions
- Cover sheet with parcel number, owner, plan date, designer, square footage, code, occupancy, and construction type
- Plot plan
- Floor plans
- Exterior elevations
- Foundation and framing information
- Roof and sectional documents
- Energy calculations
- Smoke detector notes when applicable
- Structural calculations when required
- Planning Commission or other approvals when variance, use permit, design review, or subdivision conditions apply
- Flood elevation certificate for floodplain conditions when applicable
- Soil report when required by the Building Official
- Building code
- Chapter 15.01 references the California Building Standards Code adopted by reference, including the 2022 California Building, Residential, Electrical, Mechanical, and Plumbing Codes, plus related state-adopted code layers.
- Permit validity
- Permit becomes null and void if work has not commenced or is abandoned within 180 days after issuance. The permit remains active if an inspection occurs at least every 180 days, and a 180-day extension may be requested.
- Owner-builder
- Owner-builder permits may be issued only for single-family dwellings in R-1 and R-2 zones. The owner must submit a list of all assisting individuals and provide proof of legal ownership. After three failed inspections, the owner may be required to use a licensed contractor.
- Contractor requirements
- Except for stated owner-builder cases, permits may be issued only to properly licensed contractors with the appropriate license classification for the work.
