When a permit is required
Permit triggers and exempt work for Corcoran
The city states it issues building permits and enforces California Title 24 building codes and local regulations for construction and property maintenance. Its posted residential permit packet covers new single-family dwellings, additions, and conversions, and its fee schedule covers common permit types including demolition, reroofing, electrical, plumbing, mechanical, decks, pools, retaining walls, solar, HVAC, water heaters, and service panels.
- Exempt Cosmetic work such as painting, trim, wall covering, cabinet work, tile, and floor covering
- Exempt One-story detached accessory buildings not exceeding 120 square feet

- Exempt Windows and doors that do not change in size or configuration
- Exempt Patio decks not more than 30 inches above ground
