When a permit is required
Permit triggers and exempt work for Shawano
The city says permits are required before starting construction, siding, roofing or re-roofing, remodeling, electrical, plumbing, HVAC, fences, swimming pools, and signs. The city specifically warns that fees are tripled if work starts without a permit.
- Exempt City pages do show that certain replacement items such as like-kind windows and doors have lower flat fees rather than full project pricing
- Application form; for HVAC the city says plans and specifications are required, though the inspector may waive plans for minor alterations and repairs if the application has enough detail.
- Building code
- City pages reference Wisconsin state building codes, including decking rules effective January 1, 2016, and state code provisions for fuel-burning appliances and HVAC.
- Permit validity
- Electrical permits are void after 12 months from issuance. Other city permit pages do not clearly post a general expiration rule in the material reviewed.
- Owner-builder
- Homeowners who live in the home may pull permits but must sign a cautionary statement. Landlords who own one- and two-family properties and do not live in them also need Dwelling Contractor and Dwelling Contractor Qualifier certifications.
- Contractor requirements
- Contractors must have Dwelling Contractor and Dwelling Contractor Qualifier numbers before a permit can be issued. HVAC work must be done by an HVAC state certified contractor or the owner.
