Unincorporated Greenbrier County

A building permit is required for new construction, repairs, renovations, alterations, and land development in unincorporated Greenbrier County.

• Exempt State Fire Code does not apply to buildings used primarily for agricultural purposes, including agritourism.
• Exempt State Fire Marshal has limited jurisdiction over one to two family dwellings in unincorporated areas.

Building code

West Virginia State Building Code (2018 International Building Code and 2018 International Residential Code with WV amendments, effective August 1, 2022)

   Submit a permit application to the Greenbrier County Planning and Permits Office in person.

   Application will be reviewed for floodplain determination and code compliance.

   If located in floodplain, applicant must provide Elevation Certificate and Dry Flood Proofing Certificate from WV Registered Surveyor or Engineer.

   Building Code Official reviews for code compliance and zoning conformity.

   Permit is issued upon approval.

   Applicant schedules inspections via Cloudpermit or by phone.

Typical sequence: Required inspection phases: Site Inspection (Pre-Construction), Footer and Foundation, Plumbing, Electrical, ADA Accessibility (where applicable), and Final Inspection for Certificate of Occupancy. Special inspections may be required for work involving unusual hazards or conditions.
