When a permit is required
Permit triggers and exempt work for Tekoa
Building permits are required for all new construction, additions, structural repairs, roofing replacements, mechanical and plumbing work, and demolition projects.
- Exempt Tekoa follows Washington State minimum exemptions under RCW 19.27.060(7): the standard $1,500 residential minor work exemption applies (no structural work, no bedroom creation, no reduction of egress/light/air/ventilation; does not cover electrical, plumbing, or mechanical work).

- 2021 International Building Code (IBC), 2021 International Residential Code (IRC) with Washington State amendments (effective March 15, 2024). Tekoa is required to enforce Washington State Building Code per RCW 19.27.050.
- Contractor requirements
- All contractors performing paid construction work must be registered with Washington State L&I (RCW 18.27). Registration numbers must appear on permit applications, vehicles, and advertising. Bond requirements (2026): General Contractor $30,000; Specialty Contractor $15,000.
