When a permit is required
Permit triggers and exempt work for Republic
Building permit required for new construction, additions, structural alterations, re-roofing, mechanical system installation, accessory structures above exempt threshold, and demolition.
- Exempt One-story detached accessory structures (sheds, playhouses) not exceeding 200 sq ft
- Exempt Fences not over 6 feet in height
- Exempt Retaining walls not over 4 feet in height (from bottom of footing)
- Exempt Sidewalks and driveways at grade level
- Exempt Painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work
- Exempt Window and door replacements in existing openings
- Exempt Prefabricated swimming pools less than 24 inches deep
Note: Work exempt from building permit may still require trade permits (electrical through L&I; plumbing/septic through NETCHD). Verify with City Hall before proceeding.

- Property owners may pull their own building permit for work on their own property. Electrical work requires separate L&I electrical permit.

- All contractors must be registered with Washington State Department of Labor and Industries (L&I). Registration number must be provided with permit application.
