Permit triggers and exempt work for Aquia Harbour
County permit rules are the same as elsewhere in Stafford County. Aquia Harbour adds a community-level approval requirement for new construction and exterior changes to existing homes.

- 01 Check both Stafford County permit requirements and Aquia Harbour ACC requirements for exterior work, additions, sheds, retaining walls, docks, and similar site changes.
- 02 Prepare the county permit application package and the HOA architectural submission package. Aquia Harbour says ACC approval is required for all new construction and all exterior changes to existing homes.
- 03 Submit the county permit application through Progress Stafford or the CDSC.
- 04 Submit the HOA ACC application before the weekly ACC review cutoff. Aquia Harbour says applications are reviewed on Wednesdays and must be received by 5:00 PM Tuesday.
- 05 Address county prescreen and review comments and any HOA ACC correction requests.
- 06 Pay county permit fees and secure county issuance.
- 07 Obtain any additional outside permits that may be triggered by docks, waterfront work, Chesapeake Bay issues, or floodplain status.
- 08 Schedule county inspections and complete any HOA closeout expectations for the approved exterior work.
