When a permit is required
Permit triggers and exempt work for Stanardsville
A town zoning permit is required for permitted uses under the town zoning ordinance, including new construction and changes of use. A sign permit is required before any sign is erected, installed, used, altered, relocated, replaced, or reconstructed. In at least some districts, a site plan is required before a zoning or building permit may be issued. Separate Greene County building permits are required for all USBC-regulated construction work in town.
- Exempt Repainting or making minor non-structural sign repairs does not require a town sign permit
Note: No broader public exempt-work list was found for town zoning permits. Contact the Town Zoning Administrator before proceeding with any project to confirm whether a town permit is required. Greene County building permit exemptions also apply separately.
- Zoning permit application
- Two copies of an acceptable site plan showing lot dimensions with property-line monuments, location and size of existing and proposed structures, yard dimensions and use of structures, easements, watercourses, fences, street names, street rights-of-way, and any other information affecting the application
- Required fee
- Greene County building permit application materials (for USBC-regulated construction — submitted separately to Greene County Building Inspections)
- Building code
- Building-code enforcement for construction in town is handled through Greene County under the 2021 Virginia Uniform Statewide Building Code (USBC), effective January 18, 2025. The Town of Stanardsville Zoning Ordinance is dated December 9, 2013 with later amendments.
- Owner-builder
- No town-specific owner-builder rule applies. Greene County owner-builder rules apply where a county building permit is required.
- Contractor requirements
- No separate town contractor-license requirement. Virginia DPOR state licensing and Greene County business license requirements apply for building permit and trade work.
Application process
Typical processing: No administrative turnaround is publicly posted for by-right zoning permits. For special uses, the planning commission has 60 days to report before the governing body acts after notice and public hearing.
- 01 Confirm that the parcel is inside the Town of Stanardsville and identify whether the request is a by-right zoning permit, a sign permit, a special use, or building work that also requires a Greene County building permit.
- 02 For a permitted use under the town zoning ordinance, submit a zoning permit application to the Town Zoning Administrator with two copies of an acceptable site plan and the required fee.
- 03 If the submitted plan conforms to the town ordinance, the zoning administrator signs and returns one copy of the site plan and issues the zoning permit. If it does not conform, the zoning administrator must refuse the permit in writing citing the specific ordinance provisions not met.
- 04 For special uses, apply to the zoning administrator, who refers the application to the Town Council for public hearing. The planning commission has 60 days to submit its report; failure to report within 60 days is deemed a recommendation of approval.
- 05 For any construction regulated by the Virginia USBC, separately obtain a Greene County building permit from Greene County Building Inspections before starting work.
