When a permit is required
Permit triggers and exempt work for Brookneal
A building permit is required under Chapter 150 (Section 150.02 Permit required). A zoning permit is required under Chapter 153 (Section 153.091). A certificate of occupancy is required for each new use or altered use of land and buildings in each district and must be applied for simultaneously with the zoning permit.
Note: No public exempt-work list was found on the town website. Contact the Town of Brookneal to confirm whether your project requires a permit before starting work.
- For zoning permits: duplicate plot plan or sketch showing actual lot dimensions, building size, building location, existing structures, dwelling-unit count, approximate setback lines on adjoining lots, and any other information needed for compliance review
- Building code
- Virginia Uniform Statewide Building Code (Brookneal Chapter 150, Section 150.01: Construction to be done in accordance with the Uniform Statewide Building Code)
- Permit validity
- Any zoning permit becomes invalid unless the authorized work is commenced within six months of issue, or if the work is suspended or abandoned for one year.
- Contractor requirements
- Virginia state licensure through DPOR applies where required. Brookneal code references local licensing of certain contractors under Virginia law, but the town website does not publish a local contractor licensing handout.
Application process
Typical processing: Certificate of occupancy for a new or altered use is to be issued within 10 days after the building erection or structural alteration, or proposed use of land, conforms to the zoning chapter. No general permit processing estimate was found on the town website.
- 01 Contact Brookneal Town Hall to confirm the permit path. The town's public website provides Town Hall contact information and office hours, but no dedicated permit intake page is published.
- 02 Determine whether the request is a building-regulations matter under Chapter 150 or a zoning matter under Chapter 153. The code includes both a permit-required building regulations section and a zoning-permit-required section.
- 03 For zoning permits, prepare the required application materials. Each zoning permit application must include a plot plan or sketch in duplicate showing lot dimensions, building size, building location, existing structures, number of dwelling units, approximate setbacks on adjoining lots, and any other information needed to determine compliance.
- 04 For zoning matters involving a certificate of occupancy, apply simultaneously with the zoning permit where required.
- 05 If the request requires a special use permit, proceed through the town's special use permit procedures in Chapter 153 and confirm filing fees and hearing requirements with Town Hall before filing.
- 06 Receive approval from the responsible town official or body before starting work. A certificate of occupancy for a new or altered use is to be issued within 10 days after the building or alteration conforms to Chapter 153.
Typical processing time: Certificate of occupancy for a new or altered use is to be issued within 10 days after the building erection or structural alteration, or proposed use of land, conforms to the zoning chapter. No general permit processing estimate was found on the town website.
