When a permit is required
Permit triggers and exempt work for Craigsville
Craigsville properties follow Augusta County's permit triggers: permits are required to construct, enlarge, alter, repair, convert, or demolish any building, and for installation or changes to electrical, plumbing, or mechanical systems.
- Exempt Installation of certain low-voltage wiring and monitoring or automation equipment as listed in Section 108.2 of the Virginia code
- Exempt One-story detached tool or storage sheds, playhouses, and similar structures up to 256 square feet (not Group F-1 or H occupancy)
- Exempt Detached utility-service equipment buildings up to 150 square feet
- Exempt Tents or air-supported structures up to 900 square feet with occupant load of 50 or less
- Exempt Fences, unless needed for pedestrian safety or used as a swimming-pool barrier
- Exempt Concrete or masonry walls up to 6 feet above finished grade
- Exempt Retaining walls supporting less than 3 feet of unbalanced fill and not carrying listed surcharge or impounded liquids
- Exempt Pools with surface area not greater than 150 square feet and less than 24 inches deep
- Exempt Replacement LP-gas containers of the same capacity in the same location when installed by the serving gas supplier
- Exempt Flagpoles 30 feet or less
- Exempt Temporary ramps serving certain dwelling units where the entrance height is no more than 30 inches above grade
- Exempt Ordinary repairs including: same-size replacement windows and doors in listed residential occupancies; replacement of plumbing fixtures and well pumps without system alteration; replacement of listed receptacles, switches, lights, and ceiling fans; replacement of certain mechanical appliances; residential roof-covering and siding replacement under listed wind conditions; limited roof-deck replacement; and floor-finish replacement

- Virginia DPOR contractor and trade licensing applies. Augusta County notes that contractors may also require a local business license through the Commissioner of Revenue. Trade permits are obtained separately by the person or company doing the work.

- 01 Confirm the property is inside the Town of Craigsville and therefore within Augusta County's permit-administration area — not an independent city.
- 02 Use Augusta County zoning and building review pathways. There is no separate Craigsville building office. County zoning review, floodplain review, utility or health approvals, and land-disturbance compliance apply as relevant.

- 06 County staff review the package, including zoning and engineering review as applicable.
- 07 After approvals are complete, the county mails the permit and one approved plan set; work may then begin.
- 08 Post the county permit card and plans on site, request county inspections by 4:00 p.m. the working day before, complete finals, and obtain the certificate of occupancy before occupancy.
