Town of Iron Gate

Building permit triggers follow Alleghany County and Virginia Construction Code rules for new construction, enlargements, alterations, demolitions, occupancy changes, and regulated trade work. New construction in Iron Gate also requires local zoning approval from the town.

Note: Iron Gate does not publish a separate public exempt-work list for building permits. County-issued building permit exemptions follow the Virginia Construction Code and the Alleghany County exemption page. Local town zoning compliance may still be required for some work even if a building permit exemption applies.

Building code

Virginia Uniform Statewide Building Code administered through Alleghany County (2021 USBC, effective January 18, 2024, subject to Virginia transition rules). Iron Gate also maintains its own zoning ordinance and floodplain zoning ordinance.

Permit validity

Building permit timing follows Virginia Construction Code six-month abandonment and inactivity rules because Alleghany County is the building permit issuer.

Owner-builder

Owner-builder rules follow the county process for county-issued building permits.

Contractor requirements

County and state contractor licensing rules (Virginia Class A, B, or C license) apply to county-issued permits. Iron Gate also publishes business license ordinances, so local business-license obligations may separately apply.

   Determine whether the project is a county-issued building permit matter, a town zoning matter, or both. Alleghany County issues building permits for Iron Gate. For new construction, the county zoning page requires a letter of zoning approval from the town's zoning official.

   For new construction, confirm town zoning compliance with Iron Gate before submitting to the county. Contact the Town Clerk's Office at (540) 862-0770 for guidance, as the public town website does not publish a dedicated zoning office page.

   Prepare the county building permit application and all county-required attachments, including any zoning approval letter from Iron Gate, water and sewer approvals, erosion and sediment control approvals, site sketch, and drawings depending on scope.

   Submit the building permit package to Alleghany County Building Inspections and allow approximately two working days for county review.
5. 05
   Pay county permit fees and receive the county-issued permit before starting work.

   Schedule inspections through Alleghany County. Any separate local town ordinance questions should be directed to the town clerk or the appropriate town official.

Scheduling deadline

Requests should be made at least 24 hours in advance. Same-day inspections are typically not performed.

Monday-Friday, 7:00 AM to 3:30 PM

Typical sequence: County standard sequence: footing excavation and reinforcement; foundation systems; slab or preparatory concrete; structural framing and concealment; concealed trades (electrical, mechanical, plumbing); insulation or energy conservation; and final inspection.
