When a permit is required
Permit triggers and exempt work for Onancock
All businesses and residents planning to build or renovate within town limits must start with an approved Town Building and Zoning Application for all exterior projects. A separate Water Quality Impact Assessment is required for land disturbance in the Resource Protection Area or within buffer-regulated areas.
Note: No public Onancock-specific exempt-work list was found. Accomack County and Virginia USBC exemptions govern the outsourced County building-permit side. Town zoning or Chesapeake Bay overlay review may still apply even for otherwise-exempt work. Contact the Town of Onancock before proceeding.

- 01 Obtain Town approval first. All businesses and residents planning to build or renovate within town limits must obtain an approved Town Building and Zoning Application for all exterior projects.
- 02 Submit the Town Building and Zoning Application and any other town-level forms such as the Water Quality Impact Assessment (WQIA) where work disturbs land in the Chesapeake Bay Resource Protection Area or buffer-regulated areas.
- 03 After receiving the approved Town permit, take it to the Accomack County Building and Zoning Office (23296 Courthouse Avenue, Suite 203, Accomac, VA 23301). The County will not process the building application without the approved Town permit.
- 04 Complete County building-permit intake, plan review, payment, issuance, and inspections through Accomack County's standard process.
