When a permit is required
Permit triggers and exempt work for Laketown
Laketown requires a Building Permit Clearance Form for all new sheds, buildings, or remodels 200 square feet or larger. This clearance triggers the Rich County building permit process.
- Exempt Structures under 200 square feet (exempt from Laketown clearance requirement, consistent with Utah IRC baseline)

Application process
Typical processing: Variable. Limited office hours (Monday-Wednesday only) and Planning Commission schedule (last Wednesday monthly) mean zoning clearance step can take up to one month.
- 01 Contact Laketown Town Office (435-946-9000 / clerk@laketown.utah.gov) during office hours (Monday and Wednesday 9 AM - 2 PM) to verify zoning and permitted uses.
- 02 Obtain the Laketown Building Permit Clearance Form (required for all new sheds, buildings, or remodels 200 sq ft or larger). Contact Duane Robinson (Planning and Zoning Chairman) or Town Clerk.
- 03 Submit the clearance form to Laketown Planning and Zoning Commission or Town Clerk. Planning and Zoning Commission meetings held last Wednesday of each month.
- 04 After receiving Laketown's zoning clearance, complete the Rich County building permit application through iWorQ (portal.iworq.net/RICHCOUNTY/new-request/700/3323).
- 05 Upload required documents including site plan, construction plans, engineering, and zoning clearance documentation.
- 06 Coordinate with Building Inspector Tyler Seaman (801-564-0897 or beaconcodeconsultants@gmail.com) for plan review (text or email preferred).
- 07 Pay permit fees through Rich County Treasurer's line (435-793-5155) after approval.
- 08 Receive issued permit and post on-site.
- 09 Schedule required phase inspections with Tyler Seaman.
