City of East Tawakoni

Building permits are required for many types of construction including dwellings, decks, porches, pavilions, garages, carports, storage buildings, electrical work, irrigation, pools, HVAC, plumbing, commercial construction, demolition, fences, and accessory buildings. It is unlawful to build, construct, or erect a building within the city without first obtaining a permit.

Note: Flatwork that is replaced or repaired with the same material has no permit fee required, but it is not entirely clear if the work is fully permit-exempt. Single-strand electric wire installed along the interior base line of an otherwise permitted fence does not require a separate permit.

International Building Code 2015 edition, International Residential Code 2015 edition, International Energy Conservation Code 2015 edition, International Property Maintenance Code 2012 edition, National Electrical Code 2011 edition, and earlier-adopted plumbing, fuel gas, and mechanical code provisions.

Permit validity

Permit becomes null and void if work is not commenced within 180 days or if work is suspended or abandoned for 180 days after commencement. All construction must be completed within 6 months of permit issuance unless the city inspector grants an extension.

Owner-builder

Homeowners may receive permits for some trade work without the contractor insurance requirement otherwise imposed on trade contractors. For example, homeowners working on their own electrical, plumbing, or mechanical work may receive the permit without insurance but still must obtain the regular permit for that job.

Contractor requirements

General, plumbing, mechanical, electrical, and sign contractors must be licensed and registered with the city before receiving permits or commencing work. Contractors must provide current driver license or state ID, current trade license, proof of commercial general liability insurance ($300,000 aggregate for most contractors; $1,000,000 for propane gas registration), and pay the registration fee.
