When a permit is required
Permit triggers and exempt work for Brady
Brady requires permits for new construction, additions, remodels, plumbing, electrical, mechanical, fences, signs, irrigation, pools, demolition, and related work. City code separately requires electrical permits before installation or alteration of electrical wiring or equipment in the city (except for narrow exemption noted below).
- Exempt Electrical fixture or appliance replacement requiring no change in electric wiring
Note: No broader citywide exempt-work list for all building, plumbing, mechanical, fence, sign, or demolition work was found in public materials reviewed.
- Completed permit application (residential or commercial)
- Owner contact information
- Project details and valuation
- Project area in square feet
- Contractor and license information
- Floodplain disclosure if applicable
- Construction documents (site plan, dimensions, structure locations, property lines, easements, north arrow, street names, material information as applicable to work type)
- For commercial work: engineer or architect information and asbestos-survey information for renovation or demolition
- Building code
- 2009 International Building Code, 2009 International Existing Building Code, 2009 International Residential Code, 2009 International Mechanical Code, 2009 International Energy Conservation Code, 2009 International Plumbing Code, 2009 International Fuel Gas Code, and 2014 National Electrical Code
- Permit validity
- No general permit expiration period stated on permit forms. Temporary electrical permits expire after 60 days with 30-day renewals available if work remains incomplete.
- Owner-builder
- City forms allow direct owner identification and signature; no separate owner-builder affidavit or special rule sheet was found.
- Contractor requirements
- Brady publishes a contractor registration form requiring driver's license copy, state license, and liability insurance. Electrical, plumbing, HVAC, irrigation, backflow, and other trade categories are listed. Electrical code requires that permit applications be made by the master electrician installing the work.
