Unincorporated Live Oak County

Live Oak County does not administer a general countywide building permit for ordinary construction in unincorporated areas. County controls are limited to septic/health permits, floodplain management, and 911 addressing. Parcel-level jurisdiction confirmation is required.

Note: Because Live Oak County does not administer a general countywide building permit program, the county should not be assumed to require permits for ordinary unincorporated construction unless a narrower county program applies. Verified county controls may still apply to septic systems, floodplain matters, and addressing.

   Confirm whether the parcel is inside an incorporated city (George West or Three Rivers). If so, contact the city for permit requirements.

   For unincorporated parcels, contact the County Permits/Health Department to determine whether the project triggers a county permit program, such as septic/health review.

   If the site is in a mapped floodplain or requires floodplain review, coordinate with the county floodplain contact.

   If the project needs a new or revised address, contact Emergency Management / 911 Addressing.

   Submit the documents required for the specific county program.

   Obtain the specific county approval that applies before proceeding with the regulated work.
