When a permit is required
Permit triggers and exempt work for Lexington
The city publishes an active Building Application covering addition, demolition, new construction, remodel, electrical, HVAC, and plumbing project types, plus a fee schedule for building and trade permits.
Note: The city publishes active permit applications and fee schedules, but reviewed public sources did not include a clear permit-exemption chart.
- Construction drawings (2 sets)
- Res-Check if required by the current energy code
- TAS documentation if applicable
- Erosion control and debris fence information if applicable
- Additional project-specific details, computations, soil analysis, seals, risers, or other materials as requested
- Building code
- The permit application references the current International Energy Code and TAS requirements. The precise adopted building-code edition should be confirmed with the city before filing.
- Permit validity
- The permit becomes null and void if work is not commenced within 180 days, or if work is suspended or abandoned for 180 days after commencement.
- Owner-builder
- The online application allows the filer to identify affiliation as Contractor, Other, or Property Owner, which shows owner filing is contemplated.
- Contractor requirements
- Any person, firm, or corporation engaging in electrical, mechanical, and plumbing work in the city must hold appropriate licenses issued by the State of Texas. Contractors with expired licenses are not eligible to submit.
Application process
Typical processing: Minimum 10 business days for plan review; resubmittals are subject to the same timeframe
- 01 Confirm property jurisdiction and project type with Lexington Code Compliance - Permitting.
- 02 Register the contractor if needed using the contractor registration form, and create or use an iWorQ account.
- 03 Select the property and complete the online Building Application with project class, permit type, square footage, valuation, owner details, and contractor details.
- 04 Upload required documents including construction drawings, Res-Check if applicable, TAS documentation if applicable, and erosion-control or debris-fence materials if applicable.
- 05 Wait for plan review, allowing a minimum of 10 business days. Resubmittals are subject to the same timeframe.
- 06 Pay permit fees after approval, post the permit on site, keep approved plans on site, and satisfy pre-construction site requirements such as a sanitation closet, debris container, and visible address and builder sign.
- 07 Obtain required inspections. No inspections will be performed until all required documents are submitted. Separate permits are required for electrical, HVAC, and plumbing.
