When a permit is required
Permit triggers and exempt work for Canadian
A building permit is required for construction, enlargement, alteration, improvement, removal, relocation, or demolition of a building or structure. A zoning-clearance permit is required before a building permit may issue. Plumbing permits are required for new plumbing installations and for alterations to existing plumbing systems. The Main Street Overlay District requires a Certificate of Appropriateness for covered exterior work whether or not a building permit is also required.
Note: No city-authored public exempt-work list was found. The city has adopted the 2018 IBC and 2018 IRC, which contain standard permit-exemption sections, but I did not find a separate Canadian webpage or handout that consolidates or republishes those exemptions for applicants.

- No local general-contractor registration or city contractor license requirement was found in the public-facing permit materials reviewed. State trade-licensing rules still apply where Texas law requires them.
Application process
Typical processing: No general building-permit review timeline was publicly posted. For Main Street Overlay Certificate of Appropriateness applications, the city says the special review hearing will be set within the two-week period immediately following filing if possible.
- 01 Confirm the parcel is inside Canadian city limits and whether it is also inside the Main Street Overlay District.
- 02 Complete the city's Zoning Clearance Application with owner and contractor information, legal description, zoning district, setbacks, structure dimensions, construction description, and a site plan drawn to scale.
- 03 Submit the zoning-clearance materials to the city. No building permit will be issued until an approved zoning-clearance permit has been issued.
- 04 If the project is in the Main Street Overlay District and involves exterior alteration, demolition, signage, landscaping, or new construction, file a Certificate of Appropriateness application with the city in addition to any building permit.
- 05 Obtain the building permit from City Hall before starting work.
- 06 Complete required trade work under the adopted codes and obtain required certificates of completion for permitted work, including plumbing work.
- 07 Coordinate final approval and any required certificate of occupancy with the city before occupancy or use.
