When a permit is required
Permit triggers and exempt work for Blanco
A building permit is required for new construction, enlargement, remodel, alteration, finish-out, major repair, move-in of an existing dwelling, garage or carport enclosure, decks, balconies, porches, pools, hot tubs, spas, plumbing and electrical work, and certificates of occupancy before a building or structure is occupied or a change in occupancy occurs.

Note: The city's IRC local amendments delete the standard fence exemption for fences not over 7 feet high, so fences are not exempt.

- Permit validity
- Project must be completed within 180 days per residential application. City code states permits expire if work has not commenced within 6 months and if permitted work is not completed within 12 months.

- Contractor registration fees of $200 per trade per year for building, mechanical, electrical, plumbing, fuel gas, and similar trades.

Application process
Application → plan check → issuance → inspection → final
- 01 Confirm the project is within Blanco city limits and determine project type (residential, commercial, multifamily, floodplain-related, driveway, or trade-only).
- 02 Complete the permit application and assemble required supporting plans and specifications.
- 03 Submit the completed application and supporting documentation by email to utilities@cityofblancotx.gov or in-person at City Hall.
- 04 Provide the required construction document package: permit application plus construction documents for plan review (two paper sets or one electronic set).
- 05 Pay applicable permit and review fees per the city's adopted Appendix A fee schedule.
- 06 After permit issuance, call Bureau Veritas to schedule required inspections during construction.
- 07 Obtain final inspection and, where applicable, a certificate of occupancy before occupancy or change in occupancy.
