When a permit is required
Permit triggers and exempt work for Deadwood
A building permit is required for new construction, additions and alterations, remodeling and repairs, demolition work, and any structural modifications. As a National Historic Landmark District, a Certificate of Appropriateness or Project Approval is required before any work commences, including exterior paint colors and coatings.
Note: All work in historic districts requires Certificate of Appropriateness or Project Approval regardless of scope. Contact Planning and Zoning for specific guidance on exemptions.

Application process
Typical processing: Contact department for current estimate
- 01 For properties in locally-designated historic districts: submit Certificate of Appropriateness application to the Historic Preservation Office. Applications must arrive by 5:00 p.m. on the 1st or 3rd Wednesday of each month for review at the next meeting.
- 02 For properties outside historic districts: submit Project Approval application to the Historic Preservation Commission before work begins.
- 03 Obtain and complete the building permit application form from the Planning and Zoning Department.
- 04 Submit application with required plans and documents.
- 05 Staff reviews for compliance with the 2021 International Codes and city standards.
- 06 Applicants may be required to submit revised plans based on review comments.
- 07 Pay applicable permit fee.
- 08 Receive issued permit; post on site before construction begins.
- 09 Request inspections as required during and after construction.
