When a permit is required
Permit triggers and exempt work for Ridgeway
A building permit is required for all new construction and substantial alterations within the incorporated Town of Ridgeway.
- Exempt One-story detached accessory structures 200 sq. ft. or less
- Exempt Retaining walls 4 feet or less in height (unless supporting surcharge)
- Exempt Water tanks on grade 5,000 gallons capacity or less
- Exempt Window awnings projecting 54 inches or less
- Exempt Decks 200 sq. ft. or less and 30 inches or less above grade
- Exempt Plumbing repairs: stopping leaks in drains, water, soil, waste, or vent pipes; clearing stoppages; removal/reinstallation of water closets without rearrangement of valves/fixtures
- Exempt HVAC/equipment: steam or hot/chilled-water piping within equipment; replacement of minor parts not affecting equipment approval; self-contained refrigeration 10 lbs. refrigerant or less
Note: Exempt from building permit does not mean exempt from zoning and planning requirements. Confirm edge cases with Town of Ridgeway and Fairfield County Building Division before proceeding. Town may have additional design guidelines; verify with Town Hall.
