When a permit is required
Permit triggers and exempt work for Isle of Palms
The city publishes permit requirements for residential new construction, additions, alterations and renovations, miscellaneous repairs, swimming pools, accessory structures, demolition, and moving structures.
Note: The reviewed city building pages do not publish a detailed exemption list. Owners may perform maintenance and repairs on their own property outside the city's construction-hour limits, but that is not the same as a permit exemption. Confirm any claimed exemption directly with the Building Department.
- New construction requires a PDF of stamped construction drawings, scaled survey site plan with footprint and trees, elevations, and septic permit if applicable
- Additions require site plan, PDF construction drawings, signed owner-contractor contract, and Wild Dunes permit if applicable
- Alterations and miscellaneous repairs require construction drawings or scope/cost listing and signed contract
- Pools and accessory structures require site plan and construction drawings, with alarm and fencing details for pools
- Building code
- 2021 South Carolina Building, Residential, Fire, Plumbing, Mechanical, and Fuel Gas Codes with South Carolina modifications; 2009 IECC; 2020 NEC.
- Permit validity
- Not clearly stated on the reviewed public-facing pages.
- Owner-builder
- Construction-hour rules explicitly say they do not limit an owner's ability to perform maintenance and repairs on their own property at any time, but no standalone owner-builder permit policy was posted.
- Contractor requirements
- Signed contracts with the contractor are part of several permit submittals. State LLR licensing still applies for regulated trades and contracting.
