When a permit is required
Permit triggers and exempt work for Richhill Township
Permits are required for new construction, improvements, modular homes, additions, detached garages, pole buildings, porches, decks, retaining walls over 4 feet, privacy fences 6 feet and over, interior renovations, roofing, solar panels, pools, demolition, occupancy, and commercial work. Pennsylvania UCC rules also require permits for regulated electrical, gas, mechanical, and plumbing work unless an exemption applies.

- Exempt Water tanks on grade up to 5,000 gallons if the height-to-width ratio does not exceed 2 to 1

- Exempt Swings and playground equipment accessory to a one- or two-family dwelling
- Exempt Window awnings that project no more than 54 inches and need no additional support
- Exempt Uncovered decks with floor no more than 30 inches above grade
- Exempt Installation or rearrangement of communications wiring
- Exempt Ordinary repairs, except work that removes load-bearing elements, affects required egress, or rearranges regulated plumbing, gas, mechanical, or electrical systems

- Pennsylvania Uniform Construction Code as enforced in an OPT-IN municipality. Work must comply with PA Act 45, the current UCC, and the currently adopted IRC for applicable residential work.
- Permit validity
- A permit becomes invalid if work does not begin within 180 days after issuance or if work is suspended or abandoned for 180 days after commencement. A permit may not remain valid more than 5 years from issue date without extensions.
- Owner-builder
- The K2 application may be signed by the owner, applicant, or contractor, but the permit holder remains responsible for compliance, permit display, and inspection calls.
- Contractor requirements
- Pennsylvania home improvement contractors performing work over $5,000 must confirm HICPA registration. K2 forms also collect contractor contact information for each trade.
Application process

- 04 Send the application package and related documents to permitting@k2engineering.net or submit directly to K2.
- 05 Wait for plan review, respond to corrections if requested, and do not begin regulated work until the permit is issued.
- 06 Schedule inspections with K2 and obtain final approval and any required certificate of occupancy before use or occupancy.
