When a permit is required
Permit triggers and exempt work for Wallowa County
A building permit is required for all construction in unincorporated Wallowa County, including structural, electrical, plumbing, mechanical, and plan review work.
- Exempt Nonhabitable detached structures (sheds, garages): less than 200 sq ft AND roof height 15 feet or less
- Exempt Patios, porches, deck covers: 200 sq ft or less AND average roof height 12 feet or less AND 3 feet or more from property line
- Exempt Decks/porches with floor 30 inches or less above adjacent grade
- Exempt Fences: less than 7 feet height (wood, wire, chain link)
- Exempt Concrete sidewalks, slabs, driveways: 30 inches or less above adjacent grade
- Exempt Paint, wallpaper, tile, flooring on existing surfaces
- Exempt Cabinet, countertop, or similar finish work
- Exempt Carpet installation
- Exempt Minor plumbing repairs: sink, toilet, faucet (not concealed in wall), shower head, rain gutters, downspouts
