When a permit is required
Permit triggers and exempt work for Coos County
New construction, manufactured dwellings, additions, alterations, structural/mechanical/electrical/plumbing work, demolition, storage sheds >200 sq ft or >10 ft height, carports, garages, detached structures
Note: Minor repairs and maintenance may be exempt; verify with Building Department before proceeding

Application process
Typical processing: 21 days for standard applications; 60+ days for complex/major development

- 02 Submit Building Permit application via Oregon ePermitting system or in person
- 03 Building permits typically reviewed within 21 days depending on complexity
- 04 More complex applications (land use approval, major developments) may take 60+ days
- 05 Permit valid for 180 days from issue date or last inspection
- 06 Projects exceeding 180 days require extension and progress inspections every six months
