When a permit is required
Permit triggers and exempt work for Macon County
county receives applications for building permits, electrical permits, mechanical permits, plumbing permits, and sign permits; accessory buildings are included
- Exempt Publicly visible county ordinance items indicate some owner-occupied work can be done under a personal permit, and sign structures existing before ordinance adoption may be exempt from the initial sign permit fee
- parcel identification number, location information, site plan, address if applicable, contractor and subcontractor names and license numbers, sewer approval, water approval, full plans for residential and commercial work, and modular third-party approval where applicable

- county fee schedule says the 2018 edition of the building, fire, plumbing, mechanical, fuel gas, energy, residential, and law administration codes went into effect on June 1, 2012; the county page says it enforces the NC State Building Code
- Permit validity
- county ordinance states permits expire 12 months after issuance if work has not started; if work stops for 12 consecutive months after starting, the permit expires; renewal can be requested within 30 days after expiration without additional charge
- Owner-builder
- county ordinance allows a person to do work on property he or she occupies or intends to occupy as a residence, if the person first applies and is found competent; the permit is personal and does not authorize unlicensed helpers unless they are qualified and licensed in that trade
- Contractor requirements
- county forms and pages point to NC licensing boards; county materials require contractor license numbers for applicable trades and note NC general contractor licensing resources
Application process
Application → plan check → issuance → inspection → final
- 01 Gather required project information and forms from the county forms page.
- 02 Submit permit application at the county inspections office or send plans by email for early review.
- 03 County reviews plans and application materials for code compliance.
- 04 Permit is issued after required information and reviews are complete.
- 05 Inspections are scheduled during construction and a certificate of occupancy is issued at final approval.

- Inspection hours
- request inspections by 4:30 pm for next-day inspection; office hours are 8:00 am to 5:00 pm Monday through Friday; Nantahala area is inspected Tuesdays and Thursdays
Typical sequence: footing, foundation, slab, framing, insulation, final for building; electrical rough-in/final; plumbing slab, rough-in, sewer, final; mechanical rough-in/final
re-inspection fee is $60 in the published fee schedule; county inspection sheet says all safety-related items must be complete before final inspection
