When a permit is required
Permit triggers and exempt work for Statesville
Building permits are required for construction, reconstruction, alteration, repair, relocation, demolition, and plumbing, electrical, and mechanical work unless exempted by NC law. Statesville-specific zoning, sign, utility, and fire approvals may also be required.
- Exempt Work in a single-family residence, farm building, or commercial building costing $40,000 or less may be exempt unless it involves load-bearing work, addition or change of plumbing, heating/air/electrical systems, use of non-code materials, or other listed statutory triggers
- Exempt Replacement of windows, doors, exterior siding, and porch/exterior deck pickets, railings, stair treads, and decking is specifically exempted by state law when the rest of the statutory exception is satisfied
- Exempt Certain like-for-like water heater replacements in one- or two-family dwelling units may be performed without a permit if done by a properly licensed person and all statutory conditions are met
- Exempt Routine maintenance that does not meet statutory triggers for building, electrical, mechanical, plumbing, zoning, sign, or fire permits remains exempt
Note: Exempt from building permit does not mean exempt from Statesville zoning, sign, utility, or fire approvals. Confirm edge cases with the county and city departments before proceeding.
