Permit triggers and exempt work for Las Vegas
Building permits are required within the City of Las Vegas for all new construction, additions, structural alterations, demolition, change of occupancy, and installation or modification of electrical, mechanical, and plumbing systems. Fences, walls, solar installations, and manufactured home placement also typically require permits.

- 01 Contact the City of Las Vegas Building Department at 505-454-1401 before beginning any project to confirm permit requirements, applicable zoning, and whether the property is within the historic district.
- 02 For properties in the historic district (Old Town / Bridge Street area and other designated zones), contact the Historic Preservation Officer (HPO) within Community Development before submitting a building permit application. Historic review may be required prior to permit issuance.
- 03 Obtain and complete the City of Las Vegas building permit application from the Community Development Department at City Hall.
- 04 Prepare required documents including site plan, construction drawings, energy compliance documentation, contractor NM CID license number or owner-builder affidavit, and property ownership documentation.
- 05 For historic district projects, provide additional documentation including existing conditions photographs, materials specifications, and proposed work drawings for HPO/HPC review.
- 06 Submit the completed application with all required documents in person at City Hall.
- 07 Pay the applicable permit fee at time of application.
- 08 Plans are reviewed by city building staff for code compliance. For historic district projects, concurrent or prior review by the Historic Preservation Commission (HPC) or HPO is required.
- 09 Applicant is notified of approval, conditions, or required corrections.
- 10 Permit is issued; post the permit on site.
- 11 Schedule required inspections by calling the Building Department at 505-454-1401.
- 12 Complete all required inspections during construction.
- 13 Final inspection is conducted; Certificate of Occupancy is issued upon passing.
