When a permit is required
Permit triggers and exempt work for Edison Township
New construction, enlargements, alterations, moves, demolitions, change of use/occupancy, equipment installation.
- Exempt Repair/replacement of roof covering on detached one or two-family dwellings
- Exempt Repair/replacement of siding (except polypropylene siding)
- Exempt Interior/exterior painting, wallpapering, paneling
- Exempt Replacement of windows or doors (no alteration to original opening framing)
- Exempt Replacement of trim or moldings
- Exempt Replacement of kitchen cabinets
- Exempt Replacement of flooring or carpet
- Exempt Repair of uncovered porch or stoop
- Exempt Repairs to existing steps or stairs
- Exempt Replacement of screens
- Exempt Replacement of leaders or gutters
- Exempt Garden sheds 200 sq ft or less, 10 feet or less in height, no utility connections
- Exempt Fences six feet or less in height (except pool barriers)
- Exempt Portable/vehicle-mounted generators for carnivals/fairs
- Exempt Signs 25 sq ft or less, not directly connected to electrical circuit, not more than 6 feet above ground
Note: Exempt from building permit does not mean exempt from zoning requirements. Confirm with Construction Department before proceeding.
- Completed NJ DCA UCC F-100 application
- Two copies of construction plans by licensed architect/engineer or homeowner for own single-family dwelling
- Plot plan showing existing and proposed structures, distances to lot lines, and easements
- Applicable subcode technical sections (F110, F120, F130, F140)
- Original signatures and seals where necessary
- Building code
- New Jersey Uniform Construction Code (UCC) based on International Building Code (IBC)
- Permit validity
- 12 months from date of last inspection per NJ UCC.
- Owner-builder
- Owner-builders permitted for own single-family dwelling; must follow plan requirements.
- Contractor requirements
- Contractors must hold valid NJ Division of Consumer Affairs license.

- 01 Obtain NJ DCA UCC F-100 Construction Permit Application and applicable subcode technical sections (F110, F120, F130, F140).
- 02 Prepare THREE completed copies with original signatures and original seals where necessary.
- 03 Consult with Engineering Division if Site Improvement Permit is required before building permit.
- 04 Submit application in-person at the Construction Department or by mail.
- 05 City staff reviews completeness and routes to Building, Planning, and Engineering divisions.
- 06 Respond to correction comments and resubmit revised documents if required.
- 07 Pay permit fees and obtain permit before starting work.
