When a permit is required
Permit triggers and exempt work for Raritan Township
Building permits are required for all new construction, additions, renovations, electrical, plumbing, mechanical, and most property improvements within Raritan Township. A valid Zoning Permit (approved by Zoning Board) must be submitted with the Construction Permit Application.
- Exempt Garden-type utility sheds 200 sq ft or less in footprint, 10 feet or less in height, with no utility connections
- Exempt Ordinary maintenance and routine repairs (does not include cutting away walls, partitions, or structural components)
Note: Even if exempt from construction permits, zoning permits and zoning review may still be required. Contact Construction Office to confirm specific exemptions before proceeding.
- One original Construction Permit Application form (F100)
- One original plus two copies of all applicable Subcode Technical Section forms (Building F110, Electrical F120, Plumbing F130, Fire F140, Mechanical F145, signed and sealed when required)
- One original Chimney Verification form when applicable
- One copy of State Home Improvement Contractors License for all general contractors
- Two copies of any specification sheets for all equipment being installed
- Two copies of plans or diagrams, both signed and sealed by a licensed architect or engineer
- Approved Zoning Application (REQUIRED - applications will not be accepted without this)
- Building code
- New Jersey Uniform Construction Code (UCC), including Building, Plumbing, Electrical, Fire, Mechanical, and Elevator Subcodes
- Permit validity
- Permit validity governed by New Jersey Uniform Construction Code; typically 12 months from date of issuance.
- Owner-builder
- Owner-builders must comply with New Jersey Home Improvement Contractors License laws and disclosure requirements.
- Contractor requirements
- Contractors must hold a valid State Home Improvement Contractors License and comply with NJ UCC requirements.

- 01 Obtain approved Zoning Application (MUST be approved before applying for Construction Permit).
- 02 Prepare required documents: Construction Permit Application (F100), Subcode Technical Section forms, plans/diagrams signed by licensed architect or engineer, and Zoning approval letter.
- 03 Submit application in person at Construction Office during office hours (7:30 AM - 3:30 PM, Monday-Friday).
- 04 Construction Official reviews completeness and routes to appropriate Subcode Officials (Building, Plumbing, Electrical, Fire).
- 05 Pay application and plan-check fees; permit is issued upon fee payment and approval.
- 06 Schedule inspections by calling (908) 806-6114 during business hours (voicemail requests are NOT scheduled).
- 07 Complete required inspections and final inspection before Certificate of Occupancy can be issued.
