When a permit is required
Permit triggers and exempt work for Fallon
A building permit is required for new construction, additions, and alterations to residential and commercial buildings; accessory structures and garages 120 sq ft or larger; covered porches with solid roofs; roof repairs or replacements; new or repaired residential septic systems; and pre-fabricated sheds, carports, or cargo containers. The City uses the International Building Code (IBC). Concrete patios, driveways, and wood decks at grade are exempt; elevated decks or patios 30+ inches above ground require permits.
Note: Contact the City of Fallon Building Department at (775) 423-5107 for a complete list of work exempt from permit requirements. Generally, exempt work may include minor repairs and maintenance, but specific exemptions should be confirmed with the Building Department. Even if exempt from building permit requirements, zoning regulations, business license requirements, and other codes may still apply.

- Owner-builder
- Homeowners may act as owner-builders for their own primary residence under Nevada NRS 624.031. Must complete Owner-Builder Affidavit of Exemption. Cannot sell or lease within 1 year of completion. Must directly supervise all work. All subcontractors must be NSCB-licensed. Must comply with all employer tax and insurance requirements.

- 02 Complete all required fields on the building permit application form.
- 03 Prepare and compile required plan sets.
- 04 Bring completed application and plans in person to the City Building Department at 55 W. Williams Avenue, Fallon, NV 89406.
- 05 City staff will review application and plans for code compliance.

- 07 Receive permit upon approval and payment.
