Permit triggers and exempt work for Sherman County
Building permits required for all non-farm structures in zoned areas before construction begins under Neb. Rev. Stat. § 23-114.04
- Exempt Buildings on farmsteads of 20+ acres producing $1,000+ annually in farm products (Neb. Rev. Stat. § 23-114.03)
Note: Agricultural exemption applies only to farmsteads meeting acreage and production requirements

- Site plans showing building location, dimensions, and use
- Estimated project cost
- Proof of zoning compliance
- Sanitation, plumbing, and sewage disposal compliance documentation
- Building code
- If not locally adopted, 2018 Uniform Plumbing Code applies statewide
Application process
Application → plan check → issuance → inspection → final
- 01 Submit written application to Sherman County Planning & Zoning Administrator
- 02 Include site plans showing building location, dimensions, use, and estimated cost
- 03 Ensure plans conform to all zoning regulations
- 04 Payment of applicable permit fee upon issuance
