When a permit is required
Permit triggers and exempt work for Gothenburg
Building permits are required for all new construction, including: additions, decks, garages, accessory buildings, patio covers, carports; fences and concrete work; repairs involving structural changes (including changing window or door opening sizes); moving, changing size of, or installing new signs; moving or demolishing buildings.

- Completed permit application
- Site plan or sketch for projects requiring setback verification (garages, additions, fences, accessory buildings) showing lot dimensions, existing structures, and proposed construction with dimensions and distances to property lines
- Building code
- International Building Code (IBC). Specific edition adopted should be confirmed by reviewing the current ordinance or with the building department.
- Permit validity
- Permits expire and are cancelled by the City Clerk if work has not commenced within 60 days of issuance, or if the work has not been substantially completed within 18 months of issuance. Note: This 60-day commencement window is shorter than the 180-day standard in the International Building Code model code.
- Owner-builder

- 03 Complete and sign the application. Include owner name, contractor information, property address and legal description, description of work, and estimated project value.
- 04 Submit the application to the City Clerk's Office at 409 9th Street.
- 05 Allow several days for permit processing. The Building Inspector reviews the application.
- 06 Pay permit fees per the current Fees Resolution.
- 07 Permit is issued. Post the permit at the job site during construction.
- 08 Schedule required inspections with the Building Inspector (Doug Swanson: (308) 325-3309 or dswanson@cityofgothenburg.org). Minimum 24-hour advance notice required for all inspections.
- 09 After satisfactory final inspection, project is considered complete.
