When a permit is required
Permit triggers and exempt work for Delta County
Residential structures, commercial structures, manufactured and premanufactured homes, and demolitions are permit-driven work categories.
- Residential under 3,500 square feet: building permit application, site plan, one set of plans showing foundation, floor, roof, and wall sections, energy code compliance method, zoning approval where applicable, sanitary or septic approval where applicable, driveway permit where applicable, and soil erosion permit where applicable within 500 feet of water.
- Commercial and larger one- and two-family projects: building permit application and plan review approval letter.
- Mobile and premanufactured homes: building permit application, foundation and anchoring plans for mobile homes, site plan, and one copy of the Building System Approval for Michigan approved units.
- Demolition: building permit application and DEQ/LARA notification of intent renovate or demolish form for non-residential work.

- County page references the 2015 Michigan Residential Code with effective date February 8, 2016, and the state code books page shows the current Michigan Building Code is the 2021 edition effective April 9, 2025 while the 2015 Michigan Residential Code remains current because the 2021 residential update is stayed.
- Permit validity
- A permit remains valid while work is progressing and inspections are requested and conducted. It becomes invalid if work does not begin within 180 days of issuance or if work is suspended or abandoned for 180 days.
- Contractor requirements
- No county-specific contractor licensing rule was published on the public county page, but state licensing requirements still apply.

- 01 Start with the county building permit application and site plan.
- 02 Include plan sheets and code compliance materials as required by the permit type.
- 03 For residential work under 3,500 square feet, include a site plan, at least one set of plans, and a method of compliance with the Michigan Uniform Energy Code.
- 04 For commercial work and larger one- and two-family projects, obtain building plan review approval before the permit is issued.
- 05 Submit fees with the application or the application will be placed on hold and invoiced.
- 06 Call the department for the current status of processing because no standard turnaround time is published.
