When a permit is required
Permit triggers and exempt work for Crisfield
Building permits are required for construction, repair, reconstruction, demolition, or change of use of any building or structure within the City. The City Inspector or City Clerk issues or denies permits authorized by the City Code.
- Exempt Ordinary maintenance and cosmetic repairs that do not affect structural integrity or required building systems are generally exempt
- Exempt Buildings that have suffered fire damage are exempt from permit requirements if cleanup, repair, or demolition is completed within 120 days from the date of the fire, provided a written request for exemption is submitted to the City Inspector
- Exempt Agricultural exemptions per Maryland state law apply where applicable
Note: For any borderline work, especially in the waterfront Critical Area or floodplain, contact the City Inspector before proceeding without a permit.

- Permit validity

- Owner-builder
- Maryland state law allows owner-builders to perform work on their own owner-occupied single-family residence without an MHIC license. Confirm owner-occupied status requirements with the City Inspector.
- Contractor requirements
- Contractors performing home improvement work over $100 must hold an MHIC license. Trade work (electrical, plumbing, mechanical) must also comply with Maryland state licensing requirements for those trades. The City Inspector enforces compliance.

- 01 Contact the City of Crisfield City Manager or City Inspector at 410-968-1333 to confirm whether the project requires a building permit, and to identify any Critical Area, floodplain, or zoning approvals that must be obtained first.
- 02 Complete the building permit application and prepare construction drawings, site plans, and supporting documentation appropriate to the project scope.
- 03 For projects involving grading, clearing, or land disturbance associated with proposed development, a grading permit must be obtained prior to any clearing or cutting activity.
- 04 Submit the completed application, plans, and supporting documents to City Hall. The City Clerk or City Inspector reviews the application.
- 05 No permit or license issued by the City Clerk or Inspector is effective until 48 hours after issuance.
- 06 After the 48-hour waiting period, post the permit on site and begin work.
- 07 Schedule required inspections through the City Inspector at 410-968-1333 at appropriate stages of construction. A final inspection is required upon completion.
