When a permit is required
Permit triggers and exempt work for St. Joseph County
Permits apply to all new construction and all alterations, repairs, and remodeling. Examples include new homes, additions, accessory buildings over 120 sq ft, remodeling over $500 including roofing, siding, windows, doors and interior remodeling, roofed decks or porches, decks at or above 30 inches, enclosed porches, fences, pools, demolition, tents over 120 sq ft, signs over 2 sq ft, and electrical, HVAC, or plumbing work.

- Contractor requirements
- All contractors and subcontractors must be registered or licensed with the Building Department before working in county jurisdiction.

Application process
Application → plan check → issuance → inspection → final
- 01 Confirm the parcel is in unincorporated county jurisdiction and check buildability, zoning, floodplain, and any needed APC approvals.
- 02 Obtain any required county approvals before permit intake, especially driveway approval from St. Joseph County Public Works and septic or health approvals where applicable.
- 03 Prepare the permit application, scaled site plan, construction drawings, and supporting trade information.
- 04 Submit through the Building Department online links, by email, by mail, or in person at the City Service Center.
- 05 Respond to plan review comments or requests for additional approvals.
- 06 Pay permit fees after approval and post the permit on site.
- 07 Schedule required inspections and close out the permit with final approvals.
