Permit triggers and exempt work for Lumpkin County

Application process

Confirm land-use status if needed. The county directs applicants with general parcel-use questions to submit a Land Use Inquiry to ashley.stahl@lumpkincounty.gov and directs ready applicants to the Land Use Permit Application.

Assemble required property and site documents. The county building application and Building Inspection Guidelines require a recorded plat or subdivision lot reference, easement documentation if needed, a detailed site plan, septic approval or sewer approval, and any erosion-control plan required by proximity to state waters or land disturbance.

Obtain prerequisite approvals before permit issuance when applicable. The county says a driveway permit from GDOT is required before issuance if access is from a state highway, and site-distance approval is needed for a new driveway on a county-maintained road.

Submit the building permit application through the county iWorQ portal and upload all required supporting documents. The county portal's posted instructions say to click the permit icon, fill out required fields, and upload related plans or documents.

If plan review is required, upload building plans through the county's iWorQ workflow. The county's plan-submittal page gives step-by-step upload instructions through the existing-permit record.

Pay permit fees and wait for permit issuance after review. The county posts permit-fee links and requires all fees to be paid before final CO issuance.
