- Building code
- County materials for tiny homes still reference 2018 IRC Appendix Q and ask whether the unit complies with the 2018 International Building Code, but Georgia DCA's current mandatory code page shows the statewide baseline in effect in 2026 is 2024 IBC, 2024 IRC, 2024 IPC, 2024 IMC, 2024 IFGC, 2024 IFC, 2024 ISPSC, 2023 NEC, and 2015 IECC with Georgia amendments or supplements as applicable. Applicants should verify whether the county's public handouts have not yet been updated to reflect the 2026 state code cycle.
- Owner-builder

- Contractor requirements
- No countywide contractor-license packet was located on the county codes page. Georgia state licensing rules still apply for residential and general contractors where state law requires licensure.
Application process
Application → plan check → issuance → inspection → final
- 01 Start with the county E-911 addressing packet if the project needs a new site address. The packet requires parcel information, driveway marking, and environmental health coordination before an address is assigned.
- 02 Obtain septic approval from the Chattooga County Health Department where a private sewage system is involved. The E-911 packet says approval from Environmental Health is needed before an address can be established.
- 03 Contact County Codes for land disturbance, mobile or manufactured or tiny-home information, and required signatures. The E-911 packet states Code Enforcement handles land disturbance, mobile and tiny-home ordinance information, and mobile-home permits.
- 04 For a mobile, manufactured, or tiny home in unincorporated Chattooga County, submit the county transportation and occupancy permit with structure information, utility and sewage information, and the $100 permit fee, then obtain Code Enforcement transport approval.
- 05 Do not occupy the unit until county inspection is completed. The county permit form states permits remain pending until inspection, after which Code Enforcement approves or denies occupancy.
