When a permit is required
Permit triggers and exempt work for Live Oak
The city states building permits are required for most construction activity, including new homes, additions, accessory structures, pools, fences, slabs, interior renovations, windows, doors, reroofing, siding, electrical, HVAC, plumbing, driveway work, and utility connections.

Application process
Application → plan check → issuance → inspection → final
- 01 Confirm the parcel is inside incorporated Live Oak city limits.
- 02 Obtain zoning review first. The city states all housing must be approved by Zoning before applying for permits.
- 03 Submit the correct city permit application to the Building Official / annex office with owner, contractor, parcel, and valuation information.
- 04 Provide the minimum plans and supporting materials required by the city, including survey, site plan, floor plans/blueprints, elevations, roof framing details, product approvals, utility availability form, and energy form.
- 05 Provide septic or sewer documentation if applicable and any flood-zone documents required for the parcel.
- 06 Record and provide the Notice of Commencement when required, then pay permit, impact, tap, and utility-account setup charges.
- 07 Complete inspections and obtain final approval before occupancy/use.
