When a permit is required
Permit triggers and exempt work for St. Lucie Village
The village publishes its own building permit application and fee schedule and maintains an active local Building Official.
Note: St. Lucie Village uses direct Building Official intake and publishes only the application and supporting forms on the public permit page. Applicants should confirm any claimed exemption directly with Carl Peterson before starting work.

- Florida Building Code is mandatory statewide. Construction must comply with all applicable laws, ordinances, building codes, and zoning regulations.

- Owner-builder
- State law requires construction to be done by licensed contractors unless the owner qualifies for the statutory exemption. To qualify, the owner must personally appear and sign the building permit application.

Fee schedule
St. Lucie Village building permit fees
State surcharge: 1.5% of permit fees or $2 (whichever is greater) plus 1% trust fund surcharge or $2 (whichever is greater). Permit renewal: 50% of original fee.
