When a permit is required
Permit triggers and exempt work for Marion County
A building permit is required for projects to construct, enlarge, alter, repair, move, demolish, or change occupancy of a building or structure, and for regulated electrical, gas, mechanical, and plumbing work.
- Exempt Ordinary minor non-structural repairs that do not violate the technical codes
Note: County applicants should still verify zoning, driveway, utility connection, floodplain, septic, and other non-building approvals.
- Building code
- Florida Building Code, 8th Edition
- Permit validity
- Failure to obtain an approved inspection within 180 days of permit issuance or the previous approved inspection constitutes suspension or abandonment; extensions may be granted by the building official on written request before expiration.
- Owner-builder
- Owner-builders are allowed under Florida Statutes 489.103 and must appear in person.
- Contractor requirements
- State-certified contractors are no longer separately registered by the county, but the county maintains an insurance database; registered contractors from other Florida counties need a reciprocity letter; certain local trades still require a Marion County competency card.
