When a permit is required
Permit triggers and exempt work for Inverness
Applications for building permits are required for installations regulated by the Florida Building Code and for work constructing, enlarging, altering, repairing, moving, demolishing, or changing occupancy.
Note: No city-specific exemption handout verified. Florida Building Code exemptions should be confirmed with Inverness because zoning, floodplain, signage, demolition, fire-system, shed, and other separate-permit rules may still apply.
- Signed building permit application
- Contractor registration
- Subcontractor list
- Proof of ownership/deed if needed
- Engineered plans
- Site plan
- Product approval sheet
- Truss/rafter sheets
- HVAC and electrical layouts where applicable
- Elevation certificates for flood-zone parcels
- Septic permit if applicable
- Stormwater and FDOT permits where applicable
- Notice of Commencement
- Building code
- Florida Building Code, 8th Edition (2023), and other local ordinances or regulations may also apply.
- Permit validity
- Permits are valid for six months under state law. If no inspection is called in within six months and the permit has not been picked up and paid for, a written extension request with reason and a $50 reinstatement fee is required; otherwise a new permit application is required.
- Owner-builder
- The city publishes an owner/builder disclosure statement and requires signed/notarized application materials.
- Contractor requirements
- Contractor registration is required for the general contractor and all subcontractors.
