When a permit is required
Permit triggers and exempt work for Parker - Douglas County Portion
Parker states permits are required for almost everything. Examples include all new buildings, all decks, most window and door replacements, structural alterations, swimming pools, retaining walls over 48 inches, fences over 6 feet, kitchen and bath remodels, reroofing, siding replacement, drywall, electrical and plumbing alterations, furnaces, water heaters, AC, radon systems, and basement finishes.
- Exempt One-story detached accessory buildings used as tool or storage sheds, playhouses, and similar uses when floor area does not exceed 200 square feet and ceiling height is not greater than 10 feet.
Note: Like-for-like accessory work exemptions are not broadly listed on Parker's public permit page; Parker emphasizes checking with staff because permits are required for most work.

Typical processing: New construction completeness review 3 to 5 days; initial review 2 to 4 weeks; rereview generally 2 weeks. Existing residential first review generally 1 to 2 weeks, and some minor projects 1 to 5 working days.
