When a permit is required
Permit triggers and exempt work for San Luis Obispo County
A construction permit is needed for almost any project that builds or alters a structure or its mechanical, plumbing, or electrical systems. Grading may require a separate permit.
- Exempt Storage sheds under 120 square feet with no utilities and under 12 feet in height
- Exempt Storage sheds 120 square feet or larger, or with utilities, or over 12 feet in height require a permit
Note: Even exempt shed work must still meet setbacks and any applicable design review standards.

- Submitted applications are valid 360 days. A written 180-day extension may be requested. Expired projects may require resubmittal and new plan review fees.
- Owner-builder
- A separate Owner-Builder Acknowledgment form is required for owner-builder applications. County forms emphasize signature responsibility, legal obligations, and owner-builder risk assumptions.
- Contractor requirements
- The express permit path for small repair-only categories is available only to California-licensed contractors. Plans for non-conventional single-family work and almost all commercial work must be prepared by a licensed architect or engineer.

- 03 Fill in the required application data, including project description, contacts, and project details.
- 04 Add required application contacts and project information.
- 05 Upload required attachments and plans.
- 06 Apply the required electronic signature.
- 07 Review the application and submit it.
- 08 Pay required fees in PermitSLO. Zoning clearance and review fees may appear after submission.
- 09 Receive the permit number and permit card, then schedule required inspections online or by phone.
- 10 Start work only after permit issuance and continue through required inspections.

San Luis Obispo County building permit fees
Payments can be made electronically through PermitSLO or by mail with invoice. Card and ACH processing fees are 3.5% for credit card with a $2.50 minimum and $1.50 for e-check.
