General Requirements
Troy's exempt-work handout states any owner or authorized agent intending to construct, enlarge, alter, repair, move, demolish, or change occupancy of a building or structure, or perform regulated electrical, gas, mechanical, or plumbing work, must apply to the building official and obtain the required permit.
Required Documents
- Permit-specific applications are posted for residential building, commercial building, certificate of occupancy, signs, contractor registration, subdivisions, and more.
- Permit validity
- A permit becomes null and void if work is not commenced within 180 days, or if work is suspended or abandoned for 180 days. All construction must be completed within 6 months from issuance.
- Building code
- Troy's posted exempt-work handout references the 2012 IRC, adopted by the City of Troy effective 9-1-14 and amended 5-12-15. Verify whether Troy has since adopted a newer ICC cycle.
- Contractor requirements
- Troy's contractor registration form states any person providing work for which a Troy permit, inspection, or state license is required must first register with the city.
Fees
- Plan check fee
- Commercial projects require a plan review fee at submittal.
- Permit fee formula
- Residential packet states commercial projects require a plan review fee at submittal and permit/inspection fee at issuance, while residential projects require one combined plan review/permit/inspection fee at issuance.
- Reinspection fee
- After two failed inspections of the same type, a $50 reinspection fee must be paid before the next inspection.
- Payment note
- Troy has an online 'Permit / Rental Payment' page on its official site.
Fees change. Verify current amounts at the official fee schedule.
