Application Process

1. Determine whether the project needs Town zoning approval. Yadkinville states accessory structures, including metal or portable carports and sheds, must receive a permit before construction or placement.
2. Submit the Town zoning permit inquiry or applicable planning form, together with any owner consent, site plan, floodplain form, or board-level application required by the Yadkinville Development Ordinance.
3. After zoning approval, submit the county construction permit application, plans, and trade information to Yadkin County Central Permitting by email at permitting@yadkincountync.gov or in person.
4. Wait for town zoning review and county permit review.
5. Pay town zoning fees and county permit fees before permit issuance.
6. Keep approved plans on site and schedule county inspections during construction.

Typical processing time: No Yadkinville-specific turnaround was posted. North Carolina law requires initial review of residential building plans within 15 business days if a locality chooses to review residential plans.

General Requirements

Yadkinville zoning approval is required before development, structural alteration, grading, excavation, filling, or change of use subject to the Development Ordinance. County building permits are required for code-regulated construction, reconstruction, alteration, repair, movement, demolition, and most trade work.

Permit validity

Owner-builder

Yadkin County owner exemption affidavit requires the owner to personally superintend and manage the work, be regularly on site and personally present for inspections unless sealed plans qualify for the exception, and occupy the building for 12 months after completion without offering it for rent, lease, or sale during that period.

NC general contractor license required at $40,000 and above; county application requires contractor license numbers; electrical contractors must be state licensed.

$50.00 (town residential zoning); $200.00 (county new construction/additions)

Plan check fee

$250.00 (Yadkinville site plan review); County plan review is $0.015 per square foot for 0-10,000 square feet and $0.015 on the first 10,000 square feet plus $0.01 per additional square foot over 10,000 square feet.

Permit fee formula

Town: flat by permit category. County: flat fees for many trade and accessory permits; square-foot based for residential and commercial construction.

Work That Does NOT Require a Permit

• Street construction or repair under the Yadkinville Development Ordinance
• Utilities located within a public right-of-way, including power, telecom, cable, gas, water, and sewer lines with supporting poles or structures
• Specific signs exempted by Article 6 of the Yadkinville Development Ordinance
• Mailboxes, newspaper boxes, birdhouses, flag poles, pump covers, and doghouses
• Interior alterations and renovations that do not alter footprint, elevation, height, or use of an otherwise conforming use or structure
• State building-permit exemption work under N.C.G.S. 160D-1110(c) for qualifying work costing $40,000 or less in a single-family residence, farm building, or commercial building when the work does not involve load-bearing structural work, plumbing design changes, HVAC or electrical design changes, prohibited materials, new roofing, or Fire Code-triggered changes
