How Nevada Permitting Works

Nevada building permits are generally issued at the local city or county level. Cities handle permits for properties within city limits, while counties handle permits in unincorporated areas. Local zoning authority is generally exercised under NRS 278, and Nevada's statewide building-code framework is addressed in NRS 439A.

Because code adoption and enforcement are decentralized, permit requirements can vary materially between jurisdictions. The same project may have different application forms, review timelines, inspections, and fee schedules depending on whether the property is inside a city or in unincorporated county territory.

All contractors performing work that requires licensure should be licensed through the Nevada State Contractors Board (NSCB). Select your county below to find the permit authority, portal links, application steps, fees, and inspection requirements that apply to your project.
