Application Process

  1. Create account at https://www.somervillema.gov/citizenserve.
  2. Select 'building permit' and complete application.
  3. Upload required documents.
  4. Pay review fee at submission.
  5. Plans reviewer reviews application within 30 days of filing.
  6. Building inspector issues permit within 30 days of filing date if work conforms to requirements.
  7. Pay balance of permit fee and receive permit card.
  8. Post permit card at job site.
  9. Work must commence within six months of all permits being issued.
  10. Contact ISD for final inspection appointment upon project completion.

  • For licensed contractors: Construction Supervisor License (CSL), Home Improvement Contractor (HIC) registration, Certificate of insurance and signed contract, Plans (where required), Workplace Safety Affidavit, Site Safety Plan, OSHA certification, Wage Theft Prevention Affidavit

Work That Does NOT Require a Permit

  • Ordinary repairs to structures that do not affect structural elements, egress, fire protection systems, fire ratings, energy conservation, plumbing, gas, electrical, or other utilities
  • Painting, tiling, and flooring are considered ordinary repairs and do not require a building permit
  • One-story detached accessory structures (tool sheds, playhouses, etc.) not exceeding 120 sq ft
  • Retaining walls not exceeding 4 feet in height measured from footing bottom to top
  • Water tanks on grade with capacity not exceeding 5,000 gallons and height-to-diameter ratio not exceeding 2:1
  • Sidewalks and driveways not more than 30 inches above adjacent grade, not over basement space, and not on an accessible route

Important: Somerville specifically confirms that painting, tiling, and flooring are considered ordinary repairs. Confirm all edge cases with the Building Division.
