Application Process

  1. Obtain the correct permit application based on project type (Building, Electrical, Plumbing, Mechanical).
  2. Submit 2 sets of plans for residential or 4 sets for commercial (must be signed/sealed by IL licensed architect/engineer if commercial).
  3. Submit a site plan showing property lines and easements.
  4. Plans are reviewed by Building, Zoning, and Fire departments (if commercial).
  5. Pay fees and receive permit.

Typical processing time: 7-14 days for residential; 21-30 days for commercial.

Work That Does NOT Require a Permit

  • Painting, papering, tiling, carpeting
  • Swings and other playground equipment
  • Window awnings supported by an exterior wall
  • Decks less than 30 inches above grade and not attached to a house (zoning setback still applies)

Important: Exempt from building permit does not mean exempt from zoning and planning requirements. Confirm edge cases with the Building and Zoning Department before proceeding.
