Single-family residence or guesthouse permits, substantial improvements over $200,000 to a single-family residence, additions or remodels under $200,000 to a single-family residence, and commercial tenant improvements are charged at 2% of construction value. Plan submittal fees: $350 for projects over $200,000, $175 for projects under $200,000, $100 for projects under $100,000, $175 for tenant improvements. Revisions to single-family permits: 1% of construction value with $20 minimum. Re-stamp single-family plans: $100. Reinspection fee: $100, doubles after first reinspection.

Published fee sheet lists Department of Business and Professional Regulation surcharge at 1% of permit fee with $2 minimum, Building Code Administrators and Inspectors Board surcharge at 1.5% of permit fee with $2 minimum, and technology fee at 0.08% of construction value with $5 minimum.

Work That Does NOT Require a Permit

  • Gas, mechanical, and plumbing work per FBC 105.2

Important: Very few construction projects are exempt. Sewall's Point publishes a building department FAQ that tracks Florida code exemptions and emergency repair rules. Ordinary minor repairs require approval of the building official and may not include structural, egress, piping, wiring, mechanical, or other public-safety-affecting work. Emergency repair permit applications must be submitted the next working business day.
